Our small neighborhood (mostly single working pros and retirees) trades trail tips over coffee and walks on the property trail. No kids, no pets, no nightly turnover—just a secure, base camp nearby Durango’s Main Avenue cafés, Purgatory skiing, and the Animas River Trail. If you’re looking for long-term comfort, mountain adventure, and a friendly, low-key vibe, we keep the porch light on.

Requirements for Winter Months

While mild compared to some parts of the country, our winters are still, well, winters. In order to ensure smooth and comfortable operations in the winter we have a few requirements for all residents to complete by Oct 31st each year.

Winter

Ski Purgatory’s groomers in the morning, soak at Durango Hot Springs by afternoon, and return to the one of the many eateries for excellent food and entertainment. Durango also hosts Snowdown, Colorados premier winter festival, full of events and revelry.

Spring

Spring the in the Southwest is when the desert comes alive. Wander the moonscapes at Bisti Wilderness area or drive 40 minutes west to Canyons of the Ancients National Monument for blooming globe mallow around the Lowry Pueblo site.
